For non-emergency maintenance requests, Tenants can also use their Tenant Portal to send the request.

What is your policy regarding pets?
Policies on pets may vary based on the property owner’s preference. In general the following breeds of dogs are not permitted: Rotweilers, Pit Bulls, Dobermans, Chows, or similar breeds. There is a $200.00 non-refundable deposit and $25 additional rent per pet for properties that allow pets. If your pet causes a serious disruption or damages the property, your tenancy may be terminated. All pets must be listed in the lease agreement.
What about Renters Insurance?
Tenants are responsible for insuring their own personal property located within or on the leased property. Any loss or risks of damage, destruction or loss resulting from theft, fire, storm and other hazards and casualties are the tenants sole responsibility.
We do require renters insurance with a liability rider of a minimum of $100,000 with Atlanta Home Connections named as an additional insured. Proof must be provided or liability insurance will be provided for a fee of $9.50 per month plus a $1.50 per month admin fee for processing
Who pays for utilities?
Tenants are responsible for placing all utilities for the leased property in their name and paying utility bills due for services in a timely manner. When the lease is terminated the tenant is responsible for having all utilities services disconnected.

How long does it take for my application to be processed?
Applications normally take 2 – 3 business days to be completed.
How much can I afford to lease?
We generally require combined monthly household income of applicants to be three times the monthly lease payments. We also consider your debt-to-income ratio so it’s important for that to be low.
Who is required to complete an application?
Each person over the age of 18 years old planning to live in the property must fill out an application. More information can be found here.
What documents do you require other than the lease application when I apply?
We require a valid driver’s license or other valid government issued identification.

What if I am a student or my income is too low to lease a property? Can I still qualify?
Yes you may, by finding a qualified person to guarantee the lease and co-sign the lease agreement with you.
What if there are multiple applicants for a particular property?
Applications are accepted and processed on a first-come first-served basis. If the first applicant is not approved, the next applicant will be evaluated.
What happens when I’m approved?
You will be contacted as soon as possible to let you know that you have been approved. You will have 72 hours to sign the lease and pay the security deposit. This payment must be made in the form of certified bank check, money order, or cash.
What must be paid before I can move in?
The security deposit is due within 72 hours of application acceptance. The first month's rent and our $150 administrative fee is due at the move-in inspection prior to occupancy.
Is a Security Deposit required?
Yes, a security deposit is required. Typically the security deposit is equal to one month's rent. You will have 72 to pay your security deposit and sign the lease following approval. This security deposit must be paid by certified bank check, money order, or cash.
What is the length of my lease?
All leases have a minimum term of 12 months. Multi-year leases may also be negotiated. Leases will automatically renew on an annual basis unless the tenant sends a notice of termination 60 days prior to the renewal date.

When is my rent due each month?
Rent payments are due on the 1st of the month and considered late after 5:00 PM on the 3rd day of the month. A $50.00 late fee will be accessed after 5:00 PM on the 3rd day of the month.

Rental payments can be made by personal check, certified bank check, money order, or online through your Tenant Portal.
