How do I request a repair or maintenance?
Maintenance requests can be submitted on our website, on your Tenant Portal website, or by calling our office at 678-546-7387.
What should I do if I have an emergency?
If the emergency is life threatening, call 911. For all other emergencies refer to the move-in packet you received for emergency contact procedures and numbers.
When is my rent due each month?
Rent payments are due on the 1st of the month and considered late after 5:00 PM on the 3rd day of the month. A $50.00 late fee will be accessed after 5:00 PM on the 3rd day of the month.
How can I pay my rent?
Rental payments can be made by personal check, certified bank check, money order, or online.
What if I don’t pay my rent on time?
Rent payments not received on or before 5:00 PM on the 3rd day of the month will result in a late fee and a warning notice notice that you are in violation of the terms of your lease If payment in full is not received by the 5th, an eviction proceeding will begin.
Can I use my security deposit to cover my last month's rent payment?
No. Your security deposit is used to cover damages only.
What happens to my security deposit when I move out?
Once you have vacated the property, a member of our team will perform a move-out inspection, take pictures, etc. The move-out inspection report will be compared to your move-in inspection report. Your security deposit will be handled in accordance with the Georgia Real Estate Commission rules.
Can I change the terms of my lease?
A lease is a legally binding contract between you and the landlord. It can only be changed with written agreement of both parties. Please contact our office for more information.
Can I change the locks?
You may change the locks during your tenancy, but you must first receive written approval from our office. The work must be done by a licensed locksmith and at least one key to each new lock must be delivered to our office within 24 hours of the work being done. All keys must be turned in to our office at the end of your lease. You are responsible for all costs.
What if I want to paint my home?
You must first receive written authorization from us to paint any part of the property. Paint samples must be provided. Neutral colors are generally approved.
